Fireplace Inspection Cost in Pacoima, Explained

Fireplace inspection cost in Pacoima depends on what kind of fireplace you have and how far the inspection has to go. Lawson & Son Chimney Care puts the answer on paper: a short written list with photos, findings ranked, and prices where a price is possible. You see the options and the trade-offs before you decide anything.

What sets the cost of a fireplace inspection

We do not print one flat price for a fireplace inspection, because it starts with a question: is this a site-built masonry fireplace or a factory-built unit? They wear differently and are repaired differently, so the visit is different. The cost depends on:

  • - The type of fireplace: masonry or factory-built.
  • How much is reachable: the firebox, the damper, the smoke chamber, the hearth extension and the mantel.
  • Whether the flue needs a camera. A Level 1 chimney inspection is $52, and a Level 2 chimney inspection with video scan is $320.
  • Access to the room, the hearth and the roof.

You are told the figure before the visit starts.

Book the fireplace inspection and tell us what kind of fireplace it is, if you know.

What gets checked

  • - Whether the unit is masonry or factory-built.
  • The firebrick and refractory panels for cracks and gaps.
  • The damper: opened, closed and tested.
  • The hearth extension, measured.
  • The distance from the opening to the mantel and wood trim, measured.

Measuring matters because clearance to wood is a number, and a guess at it is not a finding.

What you get back

A short written list with photos, sorted into three groups:

  • - Safety items: fix these first.
  • Plan-for items: real wear that you should budget for.
  • Watch items: leave them alone and look again.

That last group is what keeps the estimate honest. Part of the job is saying plainly what can sit a season.

Options at different levels

When a finding has more than one fix, the list shows the options side by side with their trade-offs. A cracked panel, for example, can be patched, replaced or left under watch. A worn damper can be repaired or swapped. We tell you what each costs where a price is possible and what each leaves you with. You pick the level. We do not refuse a small repair, and we do not push a bigger one that you do not need.

If the fireplace is worn out, the larger choices come with prices from this site: an existing fireplace can take a gas insert for $2,650 to $5,300 installed, and a direct-vent gas fireplace at a new location costs $4,250 to $8,500.

Request a written fireplace estimate and we will bring the list and the options.

Why the estimate is on paper

A written list is the only form of price you can compare. It can be shown to a spouse, a landlord, a buyer or a second contractor, and each line stands on its own. If two companies list the same finding at different prices, you can ask why. If one company lists a finding the other missed, you have learned something before you paid for anything. That is the reason we put the options and the trade-offs in writing, and the reason a verbal figure on the doorstep is not an estimate.

Pacoima and the I-5

We are based in Pacoima and serve Burbank, Glendale, Sherman Oaks, Studio City, Pasadena, Encino and the rest of Los Angeles. Burbank is our nearest big job town, straight down the Golden State Freeway. Its 1940s and 1950s houses still carry the first brick chimney or an early metal fireplace, and the question is usually how much of the top to touch. The written list answers that with a ranked order, not a hunch.

Choosing who inspects it

Ask each company before you book:

  • - Do you tell me whether the unit is masonry or factory-built?
  • Are clearances to the mantel and trim measured?
  • Is the damper tested?
  • Is the list written, with photos and prices where possible?
  • Are findings ranked by what is urgent and what can wait?

An inspection that ends with a verbal opinion gives you nothing to compare.

What the visit looks like

We arrive, identify the unit, and work through the firebox, the damper, the smoke chamber and the hearth in that order. Photos are taken as we go, so the list is built on the spot. Before we leave, we tell you what stands out and which group it falls in. The written version follows with prices attached where a price is possible.

What to have ready

  • - The address and the room the fireplace is in.
  • What prompted the inspection: a sale, a smell, a crack or a first fire of the year.
  • Whether the unit burns wood or gas.
  • Access to the roof if the flue also needs a look.
