What the Visit Covers
A Level 2 adds a camera run through the whole flue to the Level 1 checks, plus accessible attic and crawl space areas. It costs $320. The report includes camera stills, findings ranked from unsafe to monitor, and repair options with prices, written so buyers, sellers and agents can all read it.
What a $320 Level 2 Covers
A Level 2 inspection includes everything in a Level 1, plus a camera run through the full length of the flue and a look at accessible parts of the attic and crawl space. Lawson charges $320 for it on a single-flue ranch and on a tall two-flue stack under steep tile alike. The one extra is a flue so dirty it has to be swept before the camera can see anything. If a sweep is needed first, it is a separate line from $210, and we tell you before doing it.
For a home sale in Woodland Hills, timing matters. Buyers usually have a short inspection window, and a chimney with problems tends to show up late in it. Booking the Level 2 early gives you a written report and, if needed, repair options with prices that you can use in the negotiation. Sellers sometimes order one before listing for the same reason. Either way, the report is written for a homeowner, an agent and a lender to read without a translator.
Reading the Results Without Panicking
Camera footage of an old flue can look alarming. Most clay liners in valley houses built in the 1950s and 1960s show some cracking, and the 1994 Northridge earthquake left many with offset joints. Not all of that means relining. A single cracked tile high in the flue can sometimes be repaired with a liner patch system. Several cracked tiles, open joints or a liner pulled away from the brick usually means a stainless steel liner, which is quoted in writing after the scan. We rank what we see: unsafe to use, use with care until repaired, or monitor at the next inspection.
For a sale, that ranking is what helps buyer and seller agree. A cracked crown and a rusty damper are maintenance. A broken liner is a safety repair that a lender may want done. We put a price or a range on each, and where there are two ways to fix something, both go on the page. If you are the buyer, you can use the report to ask for a credit rather than a rushed repair by the seller's contractor. If you are the seller, it shows you exactly what you are being asked about.

Chimney Level 2 Inspection in Woodland Hills
Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Chimney Level 2 Inspection in Burbank
Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Chimney Level 2 Inspection in Canoga Park
Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Chimney Level 2 Inspection in Encino
Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Chimney Level 2 Inspection in Sherman Oaks
Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Chimney Level 2 Inspection in Studio City
Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
