Chimney Flashing Repair in Woodland Hills, After We Find the Leak
A leak next to the chimney is not always the flashing. We test first, then write up resealing, partial replacement or full new flashing with the price of each.

What the Visit Covers
A leak next to the chimney can come from the flashing, the crown, the brick or an open flue. We test before quoting so you only pay for the part that is failing. Then the estimate shows the choices: reseal sound metal with failed sealant, replace one bad side, or fit new step and counter flashing with a cricket where the chimney is wide.
Is It Really the Flashing?
Water that shows up next to a chimney after rain can come from four places: the flashing where the chimney meets the roof, the crown at the top, the brick and mortar on the sides, or straight down an uncapped flue. Paying for new flashing when the crown is the problem leaves you with the same stain next winter. We start with a look from the roof and the attic and, when it is dry, a hose test that wets one part at a time. That tells us which part is leaking before anyone prices a fix.
On many Woodland Hills houses the roof has been replaced at least once since the chimney was built, and the roofer reused the old counter flashing or covered it with sealant. That sealant lasts a few summers in valley heat and then cracks. If that is what we find, the options are a careful reseal with a better sealant, which is cheap and buys some years, or new step and counter flashing cut into the mortar joints, which costs more and lasts much longer.
Choosing Between Reseal, Patch and Replace
A reseal suits flashing that is still sound metal with failed sealant at the top edge. A partial replacement suits one bad side, often the uphill side where water and debris collect. Full replacement suits rusted or torn metal, or a wide chimney that needs a cricket behind it to shed water. We write each option with its price and expected life. If your roof is due for replacement in the next couple of years, the sensible move may be a reseal now and new flashing when the roofer is there, and we will say so.
Flashing work goes best in dry weather, so the valley's long dry season helps. If you have a leak in winter, we can do a temporary seal to get you through the rain and quote the permanent repair for spring. That way you are not rushed into a bigger job during a storm.

Chimney Flashing Repair in Woodland Hills
Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Chimney Flashing Repair in Burbank
Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Chimney Flashing Repair in Canoga Park
Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Chimney Flashing Repair in Encino
Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Chimney Flashing Repair in Sherman Oaks
Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Chimney Flashing Repair in Studio City
Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
