Chimney Rebuilds in Woodland Hills, Quoted Against the Repair Option
A rebuild is the biggest chimney bill most owners face. We price it next to the repair route, explain the trade-off and only recommend it when the masonry cannot hold.

What the Visit Covers
When brick is loose through the upper courses, the chimney leans or cracks run through the brick itself, repair stops making sense. We quote a partial rebuild from the roofline, a full rebuild, or removal, alongside any repair that is still a fair option. The quote is broken into demolition, masonry, reinforcement, liner, crown, cap, flashing and permit.
Partial Rebuild, Full Rebuild or Remove It
Most rebuilds we quote in Woodland Hills are partial: the chimney is taken down to the roofline, or a few courses below it where the brick is sound, and rebuilt from there with new brick, a new crown and usually a new cap. That covers the part that takes the weather and shook loosest in past earthquakes. A full rebuild goes down to the foundation and is needed when the base is cracked, the chimney has pulled away from the house, or it leans. A third option is removal. If nobody in the house wants a wood fire, taking the chimney down below the roofline and closing the roof, or converting to a direct-vent gas unit that needs no chimney, can cost less than rebuilding.
All three are priced in writing after an inspection, often with a Level 2 camera scan so we know what the flue is like inside. We put the repair route on the same page when it is a real option, so you can see that a rebuild is the right call rather than taking our word for it.
What a Rebuild Includes Here
California chimneys sit in earthquake country, and a rebuild is the chance to do it to current code. That can mean steel reinforcement in the new masonry, anchoring straps to the roof framing, and a properly sized flue liner. Permits are part of the job and we handle them. A rebuild also means scaffolding or roof staging, protection for the roof and garden, and a few days of work depending on height and weather.
Because the bill is large, we break it down: demolition and haul-away, new masonry, crown, liner, cap, flashing and permit. You can see what each part costs and what is optional. A copper cap or a decorative top is your choice; the liner and flashing are not. If you want to spread the cost, we will tell you honestly which parts can wait and which cannot be split without doing work twice.

Chimney Rebuilds in Woodland Hills
Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Chimney Rebuilds in Burbank
Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Chimney Rebuilds in Canoga Park
Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Chimney Rebuilds in Encino
Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Chimney Rebuilds in Sherman Oaks
Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Chimney Rebuilds in Studio City
Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
