Fireplace Remodel in Woodland Hills, Built Around What You Want to Spend

A remodel can be new tile over the old brick or a full rebuild with a gas insert. We price each stage separately, so you can see where the money goes and stop at the stage that suits the room.

What the Visit Covers

A remodel can be new tile over old brick, a gas insert with a new surround, or a rebuilt fireplace wall. We check the firebox and flue first, then price each stage as its own line: demolition, repairs, insert or logs, surround, hearth, mantel and finish. You can trade one line against another before anything is ordered.

Mantels set to required clearances
Gas insert or logs added if wanted

Three Levels of Remodel, Three Price Brackets

Most fireplace remodels in Woodland Hills fall into one of three kinds. The first is a refacing: new tile, stone veneer or plaster over the existing brick face, a new hearth top and perhaps a new mantel, with the firebox left as it is. It changes the look of the room for the least money. The second adds a change in how the fireplace burns, usually a gas insert or gas logs in the old firebox, which makes the fireplace easier to use and, with an insert, puts real heat into the room. The third is a rebuild of the fireplace wall: a new opening size, a new firebox or a factory-built unit, and a finished wall around it. That is the most work and the widest choice of finish.

We write each stage as its own line: demolition, any firebox or flue repair, the insert or logs if you want them, the surround, the hearth, the mantel and the finish. Some of those lines have a fixed price, like a gas insert at $2,650 to $5,300 installed. Others depend on the material you pick and the size of the wall, and are quoted in writing once you have chosen. Seeing it broken down lets you trade one part against another, for example a simpler mantel to afford the insert, or plaster instead of stone to keep the job in budget.

Check the Firebox Before the Finish

The most expensive remodel mistake is putting new stone around a firebox or flue that needs work. Once the surround is up, getting to the firebox means taking it down again. So every remodel we quote starts with an inspection of the firebox, damper, smoke chamber and flue. Many of the 1950s and 1960s brick fireplaces in the West Valley have eroded firebrick joints or cracked flue tiles from the 1994 earthquake, and those are cheaper to fix with the wall open than after. If the flue needs a liner, we price it. If you are going to gas and the masonry flue will be lined for the insert anyway, we say that too, because a repair you do not need is money off the finish.

Clearances matter as well. A new wood mantel or shelf has to sit a set distance above the opening, and code also sets how far the hearth reaches out from the opening. Some older remodels ignored that. We design to the clearances the code and the manufacturer require, and if your plan does not fit them, we tell you before you buy the material. Where the room allows more than one layout, we sketch the options and price them, so you can choose the look and the cost together.

Fireplace Remodel in Woodland Hills

Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Fireplace Remodel in Burbank

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Fireplace Remodel in Canoga Park

Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Fireplace Remodel in Encino

Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Fireplace Remodel in Sherman Oaks

Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Fireplace Remodel in Studio City

Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
