What the Visit Covers

We work out first whether the fireplace is site-built masonry or a factory-built unit, because they wear differently and are repaired differently. Then we check the firebox, damper, smoke chamber, hearth extension and the distance from the opening to wood trim. You get a short written list with photos, sorted into safety items, plan-for items and watch items, with prices where we can give them.

Masonry or factory-built unit identified
Firebrick and refractory panels checked
Damper opened, closed and tested
Hearth extension measured
Mantel and trim clearances measured
Photo list sorted into three groups

Masonry or Prefab: Two Different Inspections

The first thing we work out is what kind of fireplace you have. Many Woodland Hills houses from the 1950s and 1960s have a site-built brick firebox with a clay-lined flue. Plenty of houses from the 1970s onward have a factory-built, or prefab, fireplace: a metal box with refractory panels inside and a metal chimney pipe running up through a wood-framed chase. They fail in different ways. A masonry firebox loses mortar from its joints and cracks its firebrick. A prefab unit cracks its panels, rusts its floor, and can only be repaired with parts listed for that model. If the model plate is missing or the unit is no longer made, that limits the options, and we say so early.

On either type we check the damper, the smoke chamber above it, the hearth extension in front, and the distance from the opening to the mantel and any wood trim. Older remodels sometimes added a wood mantel or paneling closer than the original installation allowed. That one is a safety item and goes at the top of the list. Most other findings are wear, and the report will say how long they can reasonably wait.

When an Inspection Is Worth Booking

You do not need a fireplace inspection every year if the chimney gets its yearly check, since a Level 1 chimney inspection at $52 already covers what is visible from the firebox. A separate fireplace inspection makes sense when you are planning a remodel, converting to gas, buying a house with a fireplace that has not been used in years, or noticing smoke in the room. Before a remodel it saves money: there is no point paying for new stone around a firebox that needs rebuilding behind it.

The written list sorts each item. Cracked firebrick with gaps, a missing hearth extension or wood too close to the opening are fix-first items. A stiff damper, worn mortar joints and stained brick are plan-for items. Hairline cracks in refractory and surface rust are watch items. Each comes with a photo and, where possible, a price. Anything that needs opening up to price is quoted in writing after we have seen it.

Fireplace Inspection in Woodland Hills

Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Fireplace Inspection in Burbank

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Fireplace Inspection in Canoga Park

Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Fireplace Inspection in Encino

Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Fireplace Inspection in Sherman Oaks

Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Fireplace Inspection in Studio City

Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
