What the Visit Covers

A fireplace cleaning covers the part you see from the room: ash and soot in the firebox, stains on the face, glass doors and gaskets, and the hearth. It is not a chimney sweep, and we book it that way when the flue was done recently. Any worn part we notice is written down with a price, and stays a note until you decide.

Firebox ash and soot cleared
Smoke stains washed off the face
Glass doors cleaned, gaskets checked
Hearth and surround wiped down
Flue checked with a light, no charge
Worn parts noted, not sold on the spot

A Fireplace Cleaning Is Not a Chimney Sweep

The two get confused, and the difference matters for what you pay. A fireplace cleaning deals with the part of the system you see from the room: ash and soot in the firebox, smoke stains on the brick or stone face, sooty glass doors and their gaskets, and the hearth in front. A chimney sweep goes up the flue. If the problem is a grimy firebox and stained doors in a house where the chimney was swept last year, you need the cleaning, not the sweep, and we will book it that way. If you are not sure when the flue was last done, we can shine a light up the flue while we are there and tell you whether a sweep is worth adding. That look costs nothing extra and comes with a straight answer.

In Woodland Hills, a lot of fireplaces sit unused most of the year and collect dust, spider webs and the odd bird nest in the smoke chamber. Others run every weekend in winter and darken quickly. For a lightly used fireplace, a cleaning every couple of years is plenty. For one burned often, a yearly cleaning keeps the glass clear and lets us spot cracked refractory panels or a sagging grate early, when they are cheap to replace. We use drop cloths and a HEPA vacuum, so the room is left as clean as we found it.

Small Fixes We Find While Cleaning

Cleaning is when worn parts show themselves. Door gaskets flatten and stop sealing. Refractory panels in prefab fireplaces crack across the back. Grates burn through. Mortar joints in a brick firebox open up from years of heat. None of these needs to be fixed on the day, and most can wait for the end of the burning season. A cracked refractory panel with a gap wider than a quarter inch, or a firebox joint you can push a key into, is the exception: heat reaches the framing behind it, and that should be fixed before the next fire.

We write each item down with a photo and a price or a range, and leave the list with you. If you want it done on the same visit and we have the part, fine. If you want to think about it or get another opinion, also fine. Our job on a cleaning visit is to leave you a clean fireplace and an honest list, not a sales pitch. Many homeowners keep the list and book the repair with their next sweep, which saves a second trip charge.

Fireplace Cleaning in Woodland Hills

Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Fireplace Cleaning in Burbank

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Fireplace Cleaning in Canoga Park

Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Fireplace Cleaning in Encino

Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Fireplace Cleaning in Sherman Oaks

Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Fireplace Cleaning in Studio City

Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
