Leaks, cracked crowns and broken flue tiles traced to the source, then quoted in writing with more than one option where there is one. In Burbank you get the price in writing first, with any extra repairs split into what is urgent and what can wait.
Tell us about the chimney at your Burbank house and we will come back with a starting figure or a time to look.
Not every chimney repair visit in Burbank should end with a big bill. We tell owners here, and in nearby Glendale and Toluca Lake, which items need doing now, which can wait, and what each option costs.

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.
Houses near the Verdugo Mountains sit close to brush, so a working spark screen matters here. Winter rain off the foothills finds open crowns quickly, which makes the crown the usual first line on a Burbank estimate.

Houses near the Verdugo Mountains sit close to brush, so a working spark screen matters here. Winter rain off the foothills finds open crowns quickly, which makes the crown the usual first line on a Burbank estimate. Damage from heat, rain and wind gets worse in stages, and each stage costs more than the last, so we price the cause before the symptom.
A standard visit covers leak source found before any quote, crown sealing or recasting, both priced, and flue tile patch or full relining options. Before we leave, you see the photos, hear what we found, and get the written list. Nothing beyond the booked work happens on the day unless you ask.

the ranch streets and canyon lots of the far west Valley
Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.

Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.

The booked work covers leak source found before any quote; crown sealing or recasting, both priced; flue tile patch or full relining options. Anything else we spot is written up as a separate line with its own price, and is only done if you ask.
Wear that is not letting in water or heat can usually wait a season. Safety items cannot. Our written list for homes in 91501, 91502, 91504 marks each finding as fix now, plan for, or watch.
