Houses we work on
1950s ranch homes, hillside houses with tall exterior chimneys, and townhouses with factory-built fireplaces
Sherman Oaks mixes brick chimneys on older ranch homes with factory-built fireplaces in condos and newer houses. The two need different repairs and different parts, so we identify the type before quoting. Hillside chimneys are often tall and exposed, and the estimate separates the work from the ladder or staging needed to reach it.
Valley heat bakes the south and west faces of a chimney hardest, and those sides usually show eroded joints first. We repoint the worn faces and mark the rest for a later check rather than pricing the whole stack.

The quoted work includes door and glass gaskets replaced, cracked firebrick swapped, and baffles and combustors ordered by model. Anything outside that is written up as a separate option with its own price, so you can see exactly what you are buying and leave out what you do not need.
Valley heat bakes the south and west faces of a chimney hardest, and those sides usually show eroded joints first. We repoint the worn faces and mark the rest for a later check rather than pricing the whole stack. Late summer and early fall fill up fast, so booking then leaves time to schedule any follow-up repair while the weather is still dry.

the ranch streets and canyon lots of the far west Valley
Most Woodland Hills chimneys we price are single brick stacks on ranch houses that have had a roof or two replaced around them. The usual list is a tired crown, flashing held on by old sealant, and joints worn on the upper courses. Very few need everything at once, so the estimate is often split across two seasons.

Many Burbank homes still have their original brick chimney or an early factory-built fireplace. For the brick ones, the choice is usually between repointing the top few courses and rebuilding above the roofline, and we price both. For older factory-built units, we check that parts are still made before quoting a repair.

Canoga Park is mostly one-story tract and ranch houses with modest brick chimneys, which keeps access simple and repairs moderate in cost. The common jobs are a new cap, crown work and repointing the top few courses. Many owners here go to a gas insert instead of rebuilding an old firebox, and we price both.

Encino houses often have two or three fireplaces and sometimes an outdoor fire feature, which makes a full set of repairs expensive at once. We write each fireplace up on its own lines, so you can do the one you use most this year and the guest room fireplace next year.

Studio City has two kinds of chimney job. On the flats, it is usually a one-story brick chimney with worn joints that can be repointed in a day. Up in the hills, access sets the price: a steep roof or a tall stack on a downhill lot can cost more to reach than to repair, and the written estimate shows that split.
